Uplisting: priced per property, cheaper as you grow
Uplisting is a UK short-term rental management platform covering channel management across Airbnb, Booking.com and Vrbo, direct bookings, guest messaging and payments. It sells to both individual hosts and professional managers, with a plan for each.
Pricing
Published in pounds, with three plans:
- Independent Host — GBP 40 a month for up to four properties, or GBP 0 a month plus 3% commission per booking
- Operator — from GBP 90 a month for five properties (GBP 16 per property against a GBP 90 floor), or GBP 0 plus 1.5% commission
- Manager — from GBP 208 a month for five properties (GBP 13 per property against a GBP 208 floor)
Above 40 properties every plan is quoted individually. The charge is whichever is higher: the per-property rate or the plan's floor, so a five-property Manager account pays the floor rather than five times the per-property rate. Add-ons run from GBP 1.25 to GBP 30 a month. Annual billing takes 10% off the Operator and Manager plans.
The trial is 14 days, no card, cancel anytime, there are no setup fees, and monthly plans roll month to month.
The pay-as-you-go option is worth modelling properly: GBP 0 a month sounds free, but 3% of every booking on a busy property will beat the flat fee quickly.
Uplisting prices in pounds, and the table on this page shows pounds rather than converting them: a rate baked into a static page is wrong the day after it ships. The 10- and 20-property figures follow directly from the published GBP 16 per property; 50 and 100 are blank because everything above 40 properties is quoted individually.
